Henrico-based Gumenick Properties is pleased to announce that The Pressery Modern Massage and Organic Spa has leased approximately 2,526 square feet in the Emmer Row building located at 4901 Libbie Mill East Boulevard at Libbie Mill – Midtown. The work to transform the space into The Pressery has begun, and they anticipate opening in Spring 2021. Harrison Hall of Colliers International represented Gumenick Properties, and Peter Vick of Colliers International represented The Pressery in the transaction.

Henrico-based Gumenick Properties is pleased to announce that The Stables Market, an affiliate of The Stables restaurant in Richmond, has leased approximately 2,540 square feet in the Penstock Quarter building located at 5001 Libbie Mill East Blvd, adding to the growing list of retail services moving to Libbie Mill – Midtown. Planning to open in early 2021, The Stables Market will be an upscale local market with high quality grab and go food, craft beer and wine, and convenience items for the Libbie Mill neighborhood and surrounding community. To-go food will be prepared and pre-packaged daily by Chef Evan Campbell of The Stables restaurant. Peter Vick and Harrison Hall with Colliers International represented Gumenick, and Adam Lawson with JLL represented The Stables Market.

The Stables restaurant has achieved wide acclaim in the Richmond food scene since opening in 2017. There was a desire to expand the restaurant’s offerings to include a unique and convenient experience for the Libbie Mill – Midtown neighborhood. The park feature fenced sections for large and small dogs, and picnic tables made from 100% recycled material.

Park Rules

  • Pet owners must pick up and dispose of waste immediately

  • No aggressive dogs are allowed

  • Dog handlers must be in view and in control of their dog(s) at all times

  • Pet owners are responsible for any injury or damage caused by their dog(s)

  • Dogs with registration and current vaccinations only

  • Limited to 15 dogs at a time

  • Persons under the age of 18 must remain outside of the gate at all times

  • No female dogs in heat

  • Animal and human food or treats are not permitted

COVID-19 Rules & Guidelines

  • If you are sick, running a fever or have been exposed to COVID-19 in the last 14 days please stay home until you are healthy.

  • MASKS ARE REQUIRED FOR ENTRY INTO THE VENUE AS WELL AS THE ENTIRE TIME YOU ARE THERE UNLESS EATING AT A SOCIALLY DISTANCED SPACE. THEY MUST ALSO BE WORN ON THE CARRIAGE RIDE. THE MASK MUST COVER BOTH YOUR NOSE AND MOUTH AT ALL TIMES.

  • There will be a safety checkpoint at the entrance to the venue which includes temperature checks and capacity controls. We will be enforcing the Governor’s mandate that all public and private in-person gatherings be limited to 250 individuals. We ask that you please be patient and follow all instruction from RMC Event Staff.

  • We will have the carriage queue marked for social distancing. Any guests that refuses to wear a mask or does not follow the designated social distance will be asked to leave the venue.

  • Portable toilets will be available on site. When using the restroom, you must wear a mask. Sanitizer will be available for use.

  • No standing outside of the fenced venue or gathering on the sidewalks unless maintaining a 6’ social distance protocols will be allowed unless in a family group or wearing a mask.

  • Absolutely no illegal substances, illicit goods, fireworks, weapons, guns, knives will be permitted at the event and violators will be held accountable and asked to leave the area.

  • We will have The Grateful Grill RVA Food Truck as well as beverages at the event. The queue lines will be marked for social distancing at pick up. Eating areas with tables spaced apart will be available. We ask everyone wear their masks unless eating or drinking.

During paving hours Eastbound traffic on Libbie Mill West Boulevard and Northbound traffic on Libbie Lake West Street will be temporarily rerouted through Coopers Walk Lane and Masons Lane.

HENRICO CO., VA., April 10, 2020 – Henrico-based Gumenick Properties is pleased to announce that Starbucks Corporation, has leased approximately 2,490 square feet in the Corner Shops building located at 2363 Roux Street, adding to the growing list of retail services moving to Libbie Mill – Midtown. Peter Vick and Harrison Hall of Colliers International, represented Gumenick Properties and Nicki Jassy and Pete Waldbauer represented Starbucks.

This new Libbie Mill-Midtown location represents the continued expansion of the Starbuck’s footprint in the Richmond Region. The store will include an outdoor patio dining area as well as a drive through lane in the new Corner Shops.  Construction is underway on The Corner Shops building, with an estimated completion date of August 2020. Starbucks plans to complete its work and open for business quickly after the completion of the building. The Corner Shops comprises approximately 12,700 square feet of retail space.  The remaining space in the Corner Shops is divisible into as many as five additional retail spaces. Gumenick has begun preliminary discussions with other retailers regarding these additional retail spaces, but as of the time of publication there are no lease agreements in place.

In addition to Starbucks, progress continues at Libbie Mill – Midtown with the opening of Lumber Liquidators office headquarters in January 2020. Penstock Quarter Apartments has achieved stabilized occupancy of the 327 apartment homes. Construction is underway on Wellsmith Apartments, which will bring another 349 apartment units to the community in Fall 2021. Demand remains strong for sales of new townhomes and condominiums and over 100 homes are now occupied. Construction of the community clubhouse for The Neighborhood is scheduled for completion in May 2020. Retail leasing has also picked up in early 2020 with the lease of 3,400 square feet to Capital Eye Care, a specialty eyewear shop and ophthalmologist.  Gumenick Properties also continues to field interest from the commercial office market and has plans to build Harp’s Landing, an office building of up to 142,000 square feet.

HENRICO CO., VA., April 10, 2020 – Henrico-based Gumenick Properties is pleased to announce that Capital Eye Care, a specialty eye care shop, has leased approximately 3,400 square feet in the Penstock Quarter building located at 5001 Libbie Mill East Blvd, adding to the growing list of retail services moving to Libbie Mill – Midtown. Peter Vick and Harrison Hall of Colliers International represented Gumenick and Julian Ottley with Ottley Properties represented Capital Eye Care.

The Richmond based Capital Eye Care was founded in 2003 by Dr. Jennifer Bergvall and Dr. Adam Herold, and currently operates in a location at 4911 West Broad Street in Henrico. Capital Eye Care offers full-service eye care in a convenient location.  The company offers glasses and eyewear, routine vision care, as well as children’s vision care. Services are available by appointment, however, walk ins are available for eyewear services.
